Standardized Realtor Sign:
Arbor Greene requires a standardized real estate sign for use on property for sale in the Arbor Greene community. Below you will find a copy of the approved sign as well as the sign specifications. This is effective March 1, 2007. This means any existing sign needs to be replaced by that date and any signs after that date must be the approved sign.

The design and specifications for the approved sign are:

  • There shall be only one (1) sign per property and shall remain only while the property is on the market.
  • The sign shall be installed with (1) 4x4 pressure treated post painted beige opaque.
  • The post shall be set in the ground approximately 24 inches or sufficient depth so that the sign will not fall or blow over in normal winds. Bottom edge of the sign shall be no higher than 24 inches from the ground. Sign location shall be in the front yard of the property, parallel to the public sidewalk and should be placed with good judgment centering it in front of either side of the driveway set back a minimum of 6 feet.
  • The sign shall be 24 inches by 24 inches including an arch or half circle on the top of the sign, by ½ inch medium density overlay board/wood painted dark green (gloss).
  • The arch or half circle, shall contain the Arbor Greene “leaf” logo with the word “Arbor Greene” below it and will state the real estate company name and telephone number, including the agent’s name if there is enough space on the sign, or the Owner’s name and telephone number if offered by the Lot Owner, and will state "FOR SALE" or "FOR RENT".
  • All lettering, phone numbers and the border around the sign shall be beige opaque vinyl. Font shall be CJ California Bold. For the "realtor" signs, "for sale and phone number" will be 2 ½" and the "Realtor name & company" will be 2". For the "for sale by owner" signs, "for sale and phone number" will be 2 ½" and the words "by owner" will be 3".
  • No other signs, bills, posters, boxes, tubes, photos or real estate logos shall be attached to the sign and/or the post.
  • No deviations or modifications to the sign or lettering and numbering fonts shall be permitted.
  • In the event of damage or vandalism Owner shall, immediately, have the sign restored to its original and approved condition or remove the sign until such necessary repairs or replacements of the sign have been made.
  • The Board of Directors may, from time to time, revise, amend, alter or otherwise change these sign guidelines per the authority given it in the Association’s governing documents.

The sign can be purchased at Creative Mailbox and can be installed by them or, by you or, your Realtor The cost will vary depending upon that service. Creative Mailbox can be reached at 813-818-7100. Creative Mailbox is the vendor the Board chose; however, if you elect to have the sign made by someone else, the sign must follow the specifications outlined above.

Open House Signs:
In response to the proliferation of OPEN HOUSE signs on the weekends, the Arbor Greene Design Review Board had approved in 2000, a "standard" Open House sign, which is designed specifically for Arbor Greene. The sign is the ONLY APPPROVED Open House sign that is allowed at locations visible from the main collector roads or on CDD property. Each Open House will be limited to two directional signs, in addition to one company or individual Open House sign permitted on the property being sold. No Open House signs will be permitted at the front entrance of the community. These approved signs can be purchased from: Allied Graphics 813-979-0111, Contact: Tony Fiorello
